Some Recent Projects Include:

  • Hung drywall, painting, all electrical and plumbing, irrigation and landscape repairs
  • Designed fiber optic path throughout commercial property to tenant spaces
  • Maintained over 975,000 sq ft of commercial office and industrial property
  • Remodeled Class "A" office buildings and 32 commercial office/industrial buildings
  • Assisted in due diligence process of purchasing three commercial projects and disposition of six commercial projects
  • Assisted in the conversion of a commercial office property into an office condominium association
  • Finalized architectural review requests to insure compliance with City laws and regulations
  • Assisted property manager in completing and updating the Reserve Study each year
  • Worked with property manager creating property budgets, incorporating recommended capital improvements while attaining budget expense and recovery goals
  • Supervised and facilitated capital and tenant improvements to achieve ownership objectives
  • Worked with electrical, mechanical, and structural engineers, design teams, architects, and utility companies
  • Inspected properties weekly while resolving operational and property problems to maximize property value
  • Analyzed operational and property reports and minimized property expenses and to exceed ownership income goals.
  • Reported monthly on the properties physical and capital issues while resolving tenant requests to insure tenant satisfaction and adherence to their individual leases
  • Assisted leasing department with tenant improvements and coordination of bidding and scheduling of all subcontracted projects
  • Supervised subcontractors, successfully adhered to budget, design and construction schedules
  • Coordinated ADA improvements to restrooms and parking lots
